
Home Buying Steps

1. consultation
I will explain the home buying process and answer any questions you may have. We will also discuss your timeline for buying and what exactly you are looking for in your new home.
3. viewings
Now we get to go and look at homes that fit your criteria and are within your specified budget.
5. drop off earnest money
Once we have a legal binding contract, you will need to turn in your earnest money deposit.
7. appraisal
The lender will go ahead and order the appraisal through a third party. If you are using a mortgage loan, the home will need to appraise for at least the purchase price listed on the contract.
9. reinspection of repairs
To give you piece of mind, I highly recommend getting the home inspector back out to the property to confirm any and all agreed upon repairs have been completed.
11. final walk through
On the day of closing, we will meet at the property for a final walk through. This is to make sure the property is in acceptable condition prior to closing.
2. lender consultation
If you need to obtain a mortgage loan for your home purchase, now is the time to meet with a lender. They will discuss with you your loan options and which will be best for you. They will issue you a pre-approval letter. I will need this in order to submit an offer once we find a home you like.
4.Submitting an Offer and Negotiating
Once we find a house that meets your needs, I will work with you to submit a competitive offer to the seller. I will also handle any negotiating on your behalf with the listing agent. Once all parties have agreed on terms, we are officially under contract!
6. home inspection
Now that you are in your due diligence period, it is time to get the home inspection scheduled. I highly recommend you attend the home inspection if you are able to but if you can’t, don’t worry because I always attend the home inspection. Once we receive the report back from the inspector, we will review and notate any major items that you would like to be addressed. I will write up a repair amendment and negotiate on your behalf with the listing agent.
8. home insurance
You will need to go ahead and get your homeowners insurance set up.
10. set up utilities
One week before the closing date, I will remind you to get your utilities set up.
12. closing
We will meet at the attorney’s office for the closing! This usually takes around 30 minutes to an hour. This is when you get to sign all the paperwork and finally get the keys! Congratulations on your home purchase!
