Then, if you need to obtain a mortgage loan, you’ll need to meet with a lender. After exploring your options and choosing the best one, you will be issued a pre-approval letter. I will need this to submit an offer when you find a home you like! Finally, the fun part, going to look at homes that fit your criteria and budget!

When you’ve found something you love
Now is time to work together so I can submit a competitive offer to the seller and negotiate on your behalf. Once all parties agree on terms, we are officially under contract! During this time, you can drop off any earnest money and you are in your “due diligence period.” This is when the home inspection will take place. I recommend attending the inspection if you can. Regardless, I will be there. After the inspection is complete, we can go over it and address any major issues so that I can write a repair amendment and negotiate for you some more with the listing agent!

The “nitty gritty” made easy
After the due diligence period is complete, the lender will go ahead and order the appraisal through a third party. If you’re using a mortgage loan, the home will need to appraise for at least the purchase price listed on the contract. Next, go ahead and get your homeowners insurance setup and have the home inspector come reinspect all agreed upon repairs. I highly recommend reinspection for peace of mind! Lastly, one week before your closing date, make sure you get your utilities set up.

On the day of closing, we will meet at the property for one last walk through to make sure that everything is in acceptable condition prior to closing. Then, we meet at the attorney’s office to close! This usually takes 30 minutes to an hour. You will be signing your paperwork and getting your keys.
